There are many online mortgage calculators for your use, however every lender will offer you different rates and terms, so it is best for you to consult with lenders to get a more accurate budget for home shopping.

2.) Identify Your Needs and Wants:

Make a list of your priorities in a home, such as location, size, and features.
Differentiate between "must-haves" and "nice-to-haves."

Location will be the most important part of your purchase, because it is the most permanent part of the property! You can negotiate to lower the purchase price, you can alter the style and condition of the house, but the location will always remain the same, so we need to make sure you love the location!

3.) Start House Hunting:

I recommend seeing as many houses as you can in your home buying journey. This will help you become familiar and educated with the market you are wanting to buy in, which will then help you make an offer with confidence on the home you eventually buy!
